Why Get a Professional Stucco Cleaning
|
Houston’s humidity and rain coupled with dust on surfaces causes mildew buildup.
The organic growth on your stucco is usually not attracted to the finish or paint, instead it is attracted to the dust that settles on the wall. This is why a stucco wash on a fairly clean surface is also highly recommended. Another key factor to a cleaning is that it is the first step to carry out if there are deeper problems believed to be present. If the stucco surface is receiving moisture from the inside or another leak in the system such as a balcony leak, a clean will reveal this. How? After a clean, if the surface stays clean for a long time (many years), then the problem was superficial. If instead the stains come back in a few months, then the problem could be something within the stucco wall assembly or a nearby flashing or sealant that is failing. |
Stucco Cleaning Process
Step 1 - Evaluation
We will review your home’s stucco surfaces and look for holes in the sealants, cracking, and subpar flashing installations. If any of these are present, we will recommend fixing them if possible or work these areas carefully so as to avoid moisture intrusion.
Some areas that we feel will not wash easily we will recommend to paint individually. Many times these are small sections or a few panels.
Step 2 - Soft Wash Treatment
We will then begin using our specialized cleaning solution to cover the stucco surfaces and begin the washing process.
Step 3 - Gentle Rinse
The rinse will reveal a much cleaner surface.
Step 4 - Touch Up
We ensure an even cleaning and uniform finish. Once dry, we paint over and touch up any areas we deemed were not going to clean easily. Often these areas do end up cleaning easily and you’re able to save a little money.
Step 5 - Final Review
We ensure you are happy with the result before leaving the site or coming up with a different treatment plan.

Stucco Cleaning FAQ
How often should stucco be cleaned? Most Houston homes benefit from professional stucco cleaning every 1-2 years due to dust and humidity present.
Can pressure washing damage stucco?Yes. High pressure can cause cracking and erode part of the stucco surface. We use soft washing in most cases.
In some cases, pressure washing is feasible because the underlying substrate is block or concrete, or there is already substantial cracking due to the age of the building, or there is a plan to recoat the exterior of the stucco anyway and pressure washing will serve as mechanical surface preparation. How long does cleaning stucco take?
