Water damage is usually found too late because the damage is very incremental and unnoticeable. There are also cases where the damage is only found because of a specialized stucco home inspection. Stucco Inspection for Water Damage In a stucco inspection, a technician will perforate the stucco cladding enough to barely reach the underlying plywood substrate. Then the inspector will insert a moisture meter probe to get a rough relative reading of the moisture content in that section of the stucco. Inspectors are very good about choosing an appropriate section of the stucco to do an inspection on. They are aware of the sections that will most likely have water intrusion problems. If you know of or suspect water damage in your stucco home in Houston don’t hesitate to contact the professionals at 832-720-6828. Reasons for Water Damage Water damage usually rots the plywood envelope of the building regardless of the siding used. In stucco, water intrusion usually happens due to inadequate caulk at joints, cracking of the stucco due to movement or a low quality initial build. Once the water gets in, another possible culprit of problems is the absence of a system whereby the water is able to escape the stucco. Because of all of the possible circumstances it’s best to contact a professional inspector or contractor to come out and review the specific situation in your house that led to the water damage. Be sure to give us a call if we can be of help in choosing an appropriate repair route and method. Call us now at 832-720-6828. Solutions to Water Damage In order to resolve water damage, one must know (1) the source of the damage and (2) repair all compromised components of the building envelope. To find the source of the damage often times will require the use of a ladder or the setup of scaffolding. In either case, we look for possible places where water is accessing the interior of the building envelope. We look for openings, improper build methods, cracks, failed joint sealants, and deficiencies in other building components such as the roofing. Once we find the problem we repair using our tools and knowledge but we must also check if the problems go deeper. We usually break out a small but substantial (6” x 6”) piece of stucco to reveal the substrate underneath and inspect visually if there is any damage. If there is substantial damage we continue the process until we find suitable substrate from which to start rebuilding. With our many years of experience the process is easily carried out from that point forward in regards to the rebuild. |
